As REALTORS Ⓡ, we view a number of homes each and every year. We get to see the interior of homes all day long while we are out with prospective buyers, or previewing properties for an investor. When viewing homes in this capacity, we have our REALTOR Ⓡ hats on, firmly perched, and while the hat itself is imaginary, our position as professional agents is not.
During a viewing, we are focused on structure and soundness, whether a home is a good investment, or if a particular home can meet the needs of the people that we are showing it to. We look for dampness in the basement, aging systems, and shoddy roofs. We are on high alert, as we would never want to be a part of our clients making an ill-fated transaction. After all, purchasing a home is one of the largest investments someone will make in their lifetime.
Sometimes when viewing homes, looks can be deceiving, and while a facade and the interior of a home are lovely, we never quite turn off our real estate agent's “spidey sense” or let our guard down. Viewing homes, however, is not all doom and gloom. It actually is quite fun. We see new design styles, historic architecture, and innovative features all day long. The Kansas City area is especially rich with a plethora of fantastic homes all in varied environments, from peaceful country settings, welcoming family neighborhoods, charm of a historic urban downtown. Surely, we all can probably appreciate some good design and a great location.
Viewing beautiful homes is a wonderful perk of being a real estate agent, and it is a pleasure to be able to appreciate these homes, not only from the outside but from the interior as well. For people who enjoy viewing homes, and who are not necessarily in the market to purchase one, they mostly need to be content in viewing beautiful homes from the exterior as they drive through a great neighborhood, on the internet, or in a magazine. Sadly, pictures rarely do it justice.
The exterior of a home is truly important. In the real estate "world", a home’s facade can hold the key to the “first impression”. Sometimes a home is offputting or unkempt from the outside, or just not what the potential buyer is expecting, and can deter someone from going into the home - one badly timed driveby is all it takes to turn off a potential buyer in a heartbeat. The exterior of a home creates expectations, of what is behind closed doors. For the viewer, you can often wonder what a home’s interior holds beyond the front door.

“The annual Leavenworth Vintage Homes Tour has become a holiday tradition for area residents and visitors when they tour vintage homes decorated for the season and learn the history of past owners and their lives in the First City of Kansas. As a river city on the Missouri, Leavenworth takes great pride in an extensive selection of Victorian-era homes. A tour of local homes offers a glimpse into the unusual legacy of history to be found only in Leavenworth. The Carroll Mansion Museum, where Leavenworth’s history has been witnessed since1858, serves as tour headquarters. Selected homeowners graciously open their historic homes, festooned in holiday decor, to transport visitors back in time as they become immersed in the Christmas spirit on the second Sunday of December.”

Tour guides will be available through the Mansion to share the background of this wonderful piece of history. Tickets can be purchased on Eventbrite for $40.00/person or at the door for $45.00."

"St. Nick has included us in his flight plan and will be arriving Saturday, December 2nd from 8 a.m. – 10:30 a.m. A $10 fee will include breakfast for a child, a visit with St. Nick and one picture. If your child wishes to only visit St. Nick for the picture, the fee is only $5.00.An adult breakfast will be available for $6.00. Breakfast will consist of pancakes, sausage, biscuits and gravy, fruit, and coffee, tea or milk. Please purchase your tickets online to hold your spot with St. Nick and breakfast.
