Getting your home ready to put on the market may seem intimidating, but it doesn't have to be.  There are a few minor repairs and improvements that you can easily make to help your house shine in today's real estate market.

Declutter Living Areas

When it comes to getting your house ready to show potential buyers, less is more. If the house is overflowing with stuff, buyers might worry there is not enough storage. Start with counters, windowsills, and tables. Then tackle the closets, drawers, and cupboards. Remember, nothing is off-limits to the curious buyer. If needed, don’t hesitate to rent a storage unit.

Update the Lighting

Are your lighting fixtures outdated? Updating your fixtures is an easy and relatively inexpensive update. A new fixture can really make a dramatic difference. Also, don't forget to change your bulbs.  Keep in mind the type of bulb you are using as well. Soft lighting is always more pleasing to the eye, while fluorescent lighting can be harsh.

Buyers find it easier to imagine themselves in the space if the paint color is neutral.  While you may love lots of color, your potential buyer may not. A fresh coat of paint is an easy and cheap “facelift” for your home.  If your color and paint look pretty good, you can always do spot cleaning if needed to remove any marks or scuffs. Just be careful!

Clean the Cabinets

This means inside and out.  If your cabinets need a good cleaning on the outside, be sure to give them the attention they deserve.  Also, don't be surprised if potential buyers open your cabinets and closets. They want to see what storage space is available.  Clean out and organize your cabinets and closets to make them look spacious.

Fix Windows and Doors

Ignoring basic repair jobs can cast a bad impression.  Give these areas some attention and check for any repairs that may need to be addressed in advance.

Flooring

If your carpet looks bad, consider having it professionally cleaned or replaced entirely.  No buyer is excited about dirty, old carpets. Don't assume this is an expensive fix. There are many choices in today's market that can make replacing your flooring an expense that you can recoup.

Clean, Clean, CLEAN

Last but not least, make sure your home is as clean as if your in-laws were coming to visit! That’s right, it is time to go above and beyond your regular wiping of the countertops. Have your carpets professionally cleaned, dust the ceiling fans, clean windows and screens, disinfect bathrooms, and polish kitchen appliances.
